@SymoneBeez Also very tough to exit these props in these tertiary markets (usually undesirable states) where when the tenant moves out since value is in the fact tenant is there.
@i_amkenzo@SymoneBeez Mainly process of getting tenants in, section 8 process is very slow. I would suggest just buying with tenants in place but once they move out you’re probably going to have to do a ton of rehab to get it back on rental market.

@SymoneBeez Maybe depends on market, I currently buy in Birmingham AL. Process been very slow, market demand seems to be declining for section 8 props.
