Paul Ngugi Kariuki was 42 years old. He used to work at the Kenya Revenue Authority. That job taught him how corporate registries work, how to trace assets, and how government bureaucracy moves. Later he became a land broker in Nairobi. His KRA background gave him an edge in the property business.

He knew how to move through complex land transactions with ease. Nairobi's real estate market made him look like a big man. He brokered deals worth millions of shillings. He mingled with wealthy tycoons. He drove a silver Mercedes Benz, registration KBA 454H. That car was more than a car. It was his mobile office.

Inside it he carried title deeds, land documents, expensive phones, and thick piles of cash. He rarely used normal banking channels. He preferred moving millions in hard cash. Detectives say Kariuki was part of a well organized syndicate. Their specialty was fraudulent land deals.

They targeted prime, vacant land. The gang would manufacture fake ownership documents. Then they would sell the land to unsuspecting buyers. This would happen before the real owners even noticed. Between May 11 and July 26, 2014, prosecutors say Kariuki and his accomplices ran one such scheme.

The target was a prime piece of Nairobi land worth Sh100 million. The land legally belonged to Joseph Muthama Macharia. The syndicate pulled the property's details from the registry. Then they forged a complete set of documents. Title deeds, deed plans, and registry files, all made to look exactly like the real Ministry of Lands records.

Only the owner's name was changed. Kariuki allegedly posed as the real owner. His background as a former tax man gave him credibility. Buyers trusted him without much suspicion. The syndicate found their target in Stephen Irungu Macharia. He was looking for prime land in Nairobi.

Kariuki offered him the property for Sh95 million. Stephen believed the deal was genuine. He transferred the full Sh95 million to accounts controlled by the syndicate. The scam later fell apart. The real owner, Joseph Muthama Macharia, tried to transact on his own land.

He discovered there were duplicate records. He reported the matter to the Ministry of Lands. That is when the investigation began. Stephen then realized the painful truth. His Sh95 million had bought him a worthless, fraudulent title. The victims reported the matter to detectives at Gigiri CID.

Forensic experts examined the title deed. It was confirmed as a forgery. It even carried a fake signature of the Registrar of Titles, F.I. Lubullela. In 2014, detectives arrested Kariuki. He was arraigned in a Nairobi court. He faced charges of conspiracy to defraud and forging title deeds.

He denied all the charges. He was released on a Sh10 million bond. His trial was set for March 26, 2015. He never made it to that date. On the night of March 4, 2015, between 11pm and midnight, Kariuki was driving home. He was heading from Garden Estate to his home in Waithaka.

He was driving his silver Mercedes Benz. With him was his business associate, Susan Wambura Riziki. Near a petrol station along Forest Road, the car slowed down for a speed bump. Another car overtook them and blocked their path. Gunmen jumped out.

They sprayed the Mercedes with about 15 bullets. Most of the bullets hit the driver's side. Kariuki was hit in the neck, chest, arm, and abdomen. Riziki survived with only minor cuts on her face from the shattered glass. Both were rushed to Aga Khan Hospital.

Kariuki was admitted to the ICU. He later succumbed to his injuries. Police ruled out robbery as a motive. The killers fled without taking anything. Detectives later recovered Sh23,010 in cash from the scene. They also found two mobile phones. They recovered his KRA identification card.

And they found a briefcase full of title deeds and land documents. Those were the very documents tied to his pending fraud case. It's believed His team mates killed him, not the buyer.
