13) Lake Keowee, SC
14) Flathead Lake, MT
15) Lake Cumberland, KY

As I dove into every lake market you can imagine, the above had a noticeable spike in properties being bought and turned into Airbnb's. Those who bought pre-2020 or those who bought post 2020 but managed to catch a low FIXED interest rate on their debt "should" be fine in the above markets, as long as they didn't lever up and go crazy. But, those who got a dose of FOMO and purchased from late 2021 to 2025 and thought they'd ride that AirBnb train into financial freedom are about to feel some pain.

I've assigned a risk score to each location with this write up so you can see just how strong the data is which supports a potentially big hit to the particular housing around these lakes, mainly from Airbnb speculators not being able to make their monthly mortgage payments. If the STR owners start to bail, that will more than likely cascade to other properties and could pull down prices quite a bit.

Get ready for the nuclear fallout. Summer revenue is over & desperation is setting in. Not for the nation…but for certain pockets of vacation markets. People will be trying everything they can to get out of some of these Airbnb’s they bought in ‘22-‘24. No rental income, massive DSCR loans, cost segs coming home to roost in form of depreciation recapture when sold. Every single thing some of the STR grifters pushed 3-4 yrs ago is about to bite back.

I decided to check on Broken Bow, the top of my list for ground zero. I literally just put my finger on some random red dot. You’re going to see 2008 style bombs dropping in some of these markets that I mention in my below post. Doing a write up this week on Lake House markets that I’m seeing some serious pain.

I’m potentially selling a 100 acre parcel of my mountain land in E TN. These are the views. Has a gravel road, electricity at bottom entrance, insane views, blah blah blah. I just have so much land and want to trim a little to put the proceeds towards my retreat center. Also, a development has started at bottom of this parcel by someone else with $800K- $1.5 million dollar homes. I’ll be asking around $850-$900K (haven’t decided yet) for this parcel. I’m possibly open to splitting it up if anyone prefers a 25 to 50 acre piece instead.

Anyone have any interest in a semi large tract in East TN, right off of I-40? The land also butts up against my other 600 acres so…you’d be my neighbor. Not sure if that’s a good thing or a bad thing…for you 😜.

I woke up and as I had my morning coffee, I realized that everything is about to change. No matter how I vote, no matter what I say, something evil has invaded our nation, and our lives are never going to be the same.

I have been confused by the hostility of family and friends. I look at people I have known all my life--so hate-filled that they agree with opinions they would never express as their own. I think that I may well have entered the Twilight Zone.

Nothing makes sense anymore, no values, no morals, no civility and people are dying of a Chinese virus, but it racist to refer to it as Chinese even though it began in China.

We are clearly living in an upside down world where right is wrong and wrong is right, where moral is immoral and immoral is moral, where good is evil and evil is good, where killing murderers is wrong, but killing innocent babies is right.

After seeing a post on it yesterday, I’ve looked more deeply into Anthropic’s purchasing and destruction of millions of used books.

They spent tens of millions of dollars acquiring and destroying books to train their AI model, Claude.

They knew, from the beginning that it would be unpopular. They knew what they were doing, was wrong.

An internal memo from 2024 stated:

“Project Panama is our effort to destructively scan all the books in the world.”

“We don’t want it to be known that we are working on this.”

Why used books?

Companies like Anthropic and Meta found it impractical to gain permission from authors and publishers to use their work.

So instead, they stole their work to train their product through mass purchases of used books and through pirating them from the internet.

The authors of these works, didn’t receive a dime for their efforts. These companies stole the hard won literary talent of others to train machines to replace the victims of their theft.

Anthropic cofounder Ben Mann personally downloaded countless books for this purpose from LibGen, a book pirating website.

When a new book piracy website debuted in 2022, Mann sent an email sharing the link with his employees stating: “just in time!!!”

Meta employees were wary about the piracy of books, with one engineer writing, “Torrenting from a corporate laptop doesn’t feel right.”

Anthropic purchased millions of books, in batches of tens of thousands from Better World Books and U.K.-based World of Books.

They then used a “hydraulic powered cutting machine” to slice off the spines of these books before scanning them. Finally, the remains of these books were picked up for recycling.

Feel free to use AI, it’s a free country.

But remember that, if you use Claude, that Anthropic has committed a great wrong, and they knew that they were doing it from the beginning.

AI is inevitable, but spend your money on the companies who do good, and do not knowingly commit evils.

And they’re still giving out mosquito nets, by the way. And you literally watch these guys line up, take a mosquito net, and it never goes in their house. It goes straight to catching fish for them to eat.”
