@CTourtellotte Or load the cap rate (add the tax rate to the cap rate)
Our guys do it all the time in a falling market on the tax appeal front. Great approach and beneficial for assessments in a year like this year
@evanrosenfeld They need voter approval. If not passed, you (or the seller) will receive a supplemental bill for the amount that it will increase back up to due to the tax rate increasing. That tax rate then stays for the base rate for next year too
Positive things happening for #cre and #retwit owners in Texas. We talked about an overall .20-.25 cent tax reduction for properties. What weβre seeing out of early ISD tax rate budgets is on par with that. Plano ISD and Frisco ISD both proposing to lower tax rates 18 cents
@KovatsMultiFam@evanrosenfeld@DallasAptGP@JasonWhitely@jayfuquay83 Well, overall if you have a 2.2% overall tax rate down in Houston, this 17-19 cent drop will effectively lower your tax rate 10% YOY (without taking into account what your property value did or how good your agent is π)
@KovatsMultiFam@evanrosenfeld@DallasAptGP@JasonWhitely@jayfuquay83 I expect Humble ISD to come down 8-9 cents more
Fort Bend is trying to pass a larger budget (with a VATRE) in a year where your tax rate is *already decreasing* so itβs not viewed as βan increaseβ, but essentially thatβs what it is
VATRE - Voter approved tax rate election
@KovatsMultiFam@evanrosenfeld@DallasAptGP@JasonWhitely@jayfuquay83 Yep,
Fort Bend proposing a voter approved tax rate election, if passed, tax rate will go from $1.13 to $.98. If not, it will go to $.94
Humble ISD not out yet, they jumped the gun on budgeting in the summer, so theyβll have to adjust the budget now with the new compression
@evanrosenfeld Houston area schools will lag because I donβt believe Harris CAD has yes certified their tax roll. So the schools have no idea what total value falls within their jurisdiction, thus the later publication of rates. DFW area out much earlier
@evanrosenfeld Those are still old budgets or wrong data. They probably arenβt out yet (only about 20% of rates and budgets are out). On the ISD, expect to see a drop of .12-.20 cents overall. Those two still look to not be out yet
