Everyone is waiting for the housing market to crash so "I can finally afford a house"

Meanwhile I bought 80+ houses because apparently you people don't know you can just steal houses from dead people

It's legal. The family will thank you. And you won't go to hell. Let me explain:

About 3 million Americans die every year. Most of them own real estate. That is thousands of houses PER DAY transferring to kids who live in another state and want absolutely nothing to do with them

Here's what happens to those houses while you're refreshing Zillow:

The kids inherit, and the house immediately starts billing them. Property taxes. Insurance. Utilities to keep the pipes from freezing. A lawn guy. $500 to $800 a month for a building they will never sleep in

And they can't even sell it normally, because the estate is stuck in a court process that takes 6 to 18 months, and most realtors won't touch a house whose commission might take a year to close

So it sits. Bleeding their savings. Rotting on a street near you. Right now

Then someone like me calls. And in that phone call I am not the villain. I am the ending they've been begging for

The exact playbook:

STEP 1: The list is public and free. When someone dies owning property, a case gets filed at the county courthouse. Anyone can read it. Property address, heirs' names, and the attorney handling the estate. Your county's website or one afternoon at the clerk's office

STEP 2: Call the attorney, not the grieving family. The attorney's literal job is to turn this house into money. The script, word for word: "I buy houses for cash in this county. I close in 14 days, I take the property exactly as it sits, furniture and all, and I handle the cleanout. What number makes this whole thing go away?"

STEP 3: The number will embarrass the Zillow estimate. My last one: worth $140,000 fixed up. The family took $80,000. Not because I strong-armed anyone, because $80,000 next week beat maybe-$115,000 in a year, minus 12 more months of carrying costs, a realtor's cut, and 40 more phone calls about their dead mother's house

STEP 4: You don't need $80,000 in the bank. There are lenders who fund the purchase AND the renovation based on the deal itself, because the discount is their protection. They never ask for your W-2. The house is the application

STEP 5: Paint, floors, kitchen. About $25,000. It appraises near $140,000, a refinance pays the lender back, and a tenant's rent pays everything else forever

The grave has no use for a 3-bedroom ranch. Without a buyer, here's the actual ending: the house decays for 18 months, the family fights over it, the county forces a sale anyway, everyone collects less, and the neighbors stare at dead grass all year. I've had heirs cry with relief at closing. Show me the victim
