We saw the same hype with Matterport. Harvard looked at over 75,000 listings and found 3D tours added basically zero to final sale prices once good photos were taken into account. Latest NAR 2025 data shows FSBOs dropped to an all-time low of just 5% of home sales while 91% of sellers used an agent, with median FSBO homes selling for $360,000 compared to $425,000 for agent assisted ones; a straight $65,000 difference. Even after a typical 5-6% commission, that extra sale price more than covers it and still leaves sellers way ahead. The tech makes marketing easier and cheaper but agents bring the real edge on pricing, negotiating offers, and getting the deal done smoothly.

@HustleBitch_ Nobody is required to use an agent or a Realtor. You're also allowed to represent yourself in legal battles too. Sometimes the risk of self representation is worth it, other times it's not.

@BarbellFi Sounds like the listing agent did really well for their seller in that scenario. No showings for 2 weeks? So they did "coming soon" and then were booked out and did a highest and best. Bravo! Also listing agent at the showing? Basically never happens.

@ShaanVP @somewherehiring So, it’s not absolutely necessary to use an agent, but it’s very helpful. Typically the seller will offer the buyer agent commission, so the buyer doesn’t come out of pocket (situations vary and seller could offer $0 or very little, which then buyer pays their agent).
