@ClarenceWongCRE@realEstateTrent That is the goal. The proforma will be discredited if your building out cost is low. For example- backfilling a grocery space at 25 per foot will discredit your proforma rent.
@ClarenceWongCRE@realEstateTrent Careful with the word “trick”. The 12 month income is based on the in place leases. Not broker proforma. You would be doing a disservice to your owner by not factoring the increase into the model.
