@ThinkAppraiser I swear, you are the California version of me. I’ve read all those books, been an appraiser for 27 years, invest in real estate, flip, and wanted to play the Cash Flow game but thought everybody would think it was silly
@MrJonesSTRs So do you give cash to the EAT to buy the property and the EAT gives you those funds back when he receives the funds from the relinquished property?
@stillwell Yes. If you find comps you think are better than the ones the appraiser used, then it’s worth a challenge. Next time pull comps you think are best. You most likely know the most similar comps in the area and differences since your $ is on the line
@StudentRentPro I’m an appraiser and don’t mind at all getting a package from the seller listing all improvements and features made to the property along with what you think are good comps. Also look for any off market sales that would help that aren’t in MLS.
@imrichardfertig Exactly what I was thinking. Been working on selling my LTRs and 1031 into STRs. Don’t know if I’d want to sell good cash flowing STRs but I guess there’s a price for everything.
