@DallasAptGP had an interesting post about the Dallas street cars and their impact on the direction of growth.

Also would assume the pancake pastures north of Texas grease the skids of development. South Dallas topography is much prettier but harder to stamp out master planned communities.

Not to bury the lede but the intangible benefit of being further from Houston can not be ignored.

There is also a few service providers that will take it to the embassy in Houston. Crazy business - they book all the appointments so the only way you can get the super expedited passport is through them.
