For people who are ferocious negotiators, squeezing every last drop out of the other side in a grueling wear-down, I wonder if they ever think about how many deals they miss because people just don’t want to deal with them (too much of a PITA) 🤔
A few years ago when analyzing properties I never thought twice—of COURSE the cap rate is higher than the interest rate; otherwise, it would make no sense to buy. Yet today virtually every property I look at is upside down. Why would I borrow at 8% only to make 5% on that money?
@realEstateTrent It also means that 1031 buyer probably doesn’t want to figure out how much they’re now overpaying for the property, to compare it to how much they’re “saving” in taxes, because they probably know deep inside that they won’t like the answer 😂

Every time you see the price of something and are shocked at how much it increased, if you don’t buy it you are fighting inflation in one small way; if you do buy it you’re strengthening inflation
