As a young man in my early 20s I worked at sea. The influence of the old salty sea dogs and the lifestyle meant I took up smoking. Over the past 6 years I have wasted thousands on this habit.
I quit recently, I’m now happier, healthier and have more disposable income.
It felt impossible but now it’s done.

Mortgage payment = 51k
Property Taxes = 9k
Maintenance at 1% = 7.5k
Total 🟰 67.5k
Renters invests the difference of 27.5k each month and in 10 years that alone grows to $5m at a conservative 8%
