@ihackbanme Yea sure. I agree with you that an open research environment is better than a closed one. That said, Android, while it has made tremnendous progress in security, still has problems, some of which are inherent. The biggest example of this are the sheer number of OE suppliers
@MalwareJake If these are Moto DMR radios then it's not that surprising. I did research on these devices for a couple of years and the best, non-proprietary encryption offered is AES via PSKs often configured as a talk-group so if one device is lost you've got keys for everyone.
@heIpfullandlord First long term tenant ever, a divorce attorney with his own practice -- going thru a divorce. Business income and acct balances look good tho credit score could be better, claims it's due to a dispute with his CC co. 1/x
@heIpfullandlord He takes the full 50% and I never hear from him again. Lesson learned.
Fast forward an my new PM has been fantastic and has a no fee replacement policy and a cheaper placement and monthly mgmt fee. 8/8
@heIpfullandlord He says to compromise he'll draw on it monthly until he places a new tenant (for another 50% commission of course) and then return the rest. I say I've lost confidence in him so how about he takes the remaining value of the lease (9 mos X 8%) and we part, bout half the 50% 7/x
@heIpfullandlord I say, get your handyman to do inspection. He does and everything actually goes smoothly. Agreement signed, deposit collected, keys returned. PM informs me he's due 50% of fee per our agreement (my fault for not understanding this clause). 6/x
@heIpfullandlord His "lawyer" tells him to fuck off. I get my own lawyer to draft an agreement. Tenant won't sign until we release him from future damages, we won't until we can inspect since deposit is part of early term. PM won't accommodate because he had a family reunion that weekend 5/x
@heIpfullandlord We agree in taking the full deposit plus a little more for about 2.5 months rent. PM is trying to get his lawyer to draft an early term agreement but just keeps getting the runaround. CCs me on an email where I see his lawyer is a website just selling prewritten agreements 4/x
@heIpfullandlord We ask for three months for early term. He says he'll go bankrupt and reminds us if he does so we'll be last in line for damages. He also says he kicked out his old gf and moved in another and changed the locks. I just want the dude out. 3/x
@heIpfullandlord we rent to him with 1.5x deposit, he moved in with his new gf and her name on the lease and with no credit score to speak of. 1.5 months later, he calls my PM to get her off the lease, can't without her approval. The next month calls to say he's vacating.... 2/x
