It examines the role Private Credit had in refinancing the club's stadium.
Whats Private Credit? Its a sector comprising private credit funds that provide large debt funding to corporates or projects. So it would include credit funds that providing long term loans for infrastructure, such as airports, roads and stadiums.
Private Credit charge higher rates than banks but lower than high yield debt providers (such as RMF or MSP).
These private credit funds are backed by large asset managers, insurance companies and pension funds, who sit on large amounts of cash seeking a stable, long term home with acceptable risk and higher yields than bank deposits or government treasuries.
The analysis confirms what we always knew: finishing the stadium opened the door to cheaper, long term credit for Everton.
How do we know stadium completion was a key milestone to the 30 year, £350m financing at c7.5% interest which JP Morgan arranged?
That financing was completed in February 2025, by which stage 95% of construction had completed & BMD was entering the test phase.
The completed HD stadium is now already demonstrating its ability to generate revenues independently of Everton: hosting the 2028 Euros, Scotland v Cote D'Ivoire, Rugby League Ashes, Rugby League super week-end, etc.
So the stadium financing was marketed as not just taking risk on Everton's finances, but on the ability of the stadium to successfully host multiple events. This means a diversity of revenue streams from different sources, which lowers the perception of risk.
Evertonians of a certain vintage will remember when the club securitised season tickets to raise cash from the now defunct Bear Stearns. The stadium financing for HDS is in a completely different league.
The big question all this raises, for me, is why the club felt the need to increase ST prices. HDS is clearly a viable earner of non-Everton revenues. The incremental revenue raised from ST hikes - of between £1m to £2m - is the equivalent the profits the stadium would make from hosting a couple of events.
What's more, this earning capacity from diverse events has been recognised by the Private Credit markets, who provided excellent terms on a huge £350m facility.
So it points to a culture of hyper commercialisation being applied. I'm all for the club being hyper commercialised to extract every penny from sponsorships, corporate hospitality or HDS hosting events, but find it baffling why they would follow through on STs when the extra revenue is so small, but the added price increase so painful for so many supporters.
Especially when you have neutral parties below 👇🏿openly commending the stadium & demonstrating its capacity to raise funding because of its diverse revenue generating capacity.
