Even optimistic forecasts of US office occupancy predict it will take until after 2030 to recover. This is incredibly slow - few economic shocks take over a decade for markets to adjust. This highlights just how large and unexpected this pandemic surge in WFH has been.

US cities are down 32% in activity versus pre-pandemic, with office employees WFH about 50% of days. This is cutting city center retail spending, office use and public transit journeys.

But what city centers lost suburbs gained. Suburbs are booming as activity shifts to them.
