@Comm_RE_@realEstateTrent That is the broker’s job to select a reputable buyer who can close. Asking for a buyer to show a screen shot of a bank account with millions of dollars in it doesn’t prove anything. What buyer sits with the full purchase price in cash in their bank account?
@realEstateTrent Fair market rents in NYC continue to climb and probably not stopping anytime soon. It’s a supply problem that was not helped by 2019 HSTPA and will probably get worse with 421-A not being extended. Lots of combinations and townhomes conversions done over the last few years
@realEstateTrent $618,500 in increments of $25,000 for a 4-unit in Bushwick. Was 32 and sold the deal 6 years later. I remind those original investors every time I speak to them how much I appreciate such insane trust in me on our first acquisition.
@c_huss@GoodGuyGuaranty@Cribdilla@moseskagan Even though 2A/2B is “tax class protected,” most that have owned a few know how badly they (we) under-projected the non-tax operating expenses. These properties are incredibly inefficient unless you had the chance to gut the whole building. Insurance is just the start.

@iononrecourse@moseskagan This is the secret sauce for good operators. There’s probably a market for it but I can’t imagine our investors would like that
@moseskagan We have been seeing property management companies trade (or attempt to trade) at fairly low multiples of EBITDA depending upon location/rents. But, when you hit 2,500+ units, it can attract more aggressive capital for much better valuations. Undervalued for sure right now
