This is the reason why every Landlord must inspect their tenants apartment every three months up to their bedroom and kitchen.

I just watch the video where the commissioner of Police, Oyo State visit the apartment where the k1dnap victims (Ex Minister's Adelabu Sister) where kept until the Police busted the location

This is for Landlords.
The owner of that property may lose that property just because of this incident.

Under the anti k1dnapping law for most state, any property used for, or in connection with the offense of k1dnapping may be forfeited to the State Government.

You will need to prove to the court that you know nothing about it before you can get it back which is very stressful and it takes alot of time, that is if the Government did not demolish the building sef.

You need to know your tenant and inspect their apartment from time to time.

If they are into any illegal stuff, you will notice and if you don't notice.
The routine inspection won't make them comfortable

Dem go vex relocate and comot for your house under the guise that, why Landlord go dey inspect my apartment

Once you see tenant complain about routine inspection.
They are a suspect and there is possibility they are into something bad or illegal.

Make sure the inspection clause is added to your tenancy agreement

Ignorance of the law is no excuse

WAEC Seized My English Result Twice – Patrick Obahiagbon

Punch - Did you write exams in school in these big words?

Honorable- I used such words very-very freely in my exams both at the secondary school and in my university and little wonder I had the misfortune of my English results being seized intermittently in my O’ Levels. WAEC released my results for the other subjects and withheld my English result. This happened for about three years. Twice, I passed the University Matriculation Examination but I could not proceed to the University because of my English results that were not released. At the end of the day, it was released after the third attempt.

Punch - Why do you always use ‘big grammar’?

Honourable- I am not really in consensus ad idem with those who opine that my idiolect is advertently obfuscative. No no no, it’s just that I am in my elements when the colloquy has to do with the pax nigeriana of our dreams and one necessarily needs to fulminate against the alcibiadian modus vivendi of our prebendal political class.

Punch - How do you talk to your wife, children and even your friends?

Honourable- I relate with my family and friends very warmly and in an atmosphere of camaraderie, stripped of my confutational habiliment and gladiatorial homilies. I am a very peaceful, calm, level-headed and celestially attuned soul personality.

Punch - Why do you pull your trousers up beyond the waist?

Honourable - Hahahaha….That trousers style is called Yohji Yamamoto. It was my own audacious statement to remonstrate against the pervasive tendency of Nigerians especially our youths that took to the practice of putting on trousers exposing their lower anatomical contours and I will do it over and over again.

CERTIFICATE OF OCCUPANCY vs DEED OF ASSIGNMENT vs POWER OF ATTORNEY vs LAND PURCHASE RECEIPT

A lot of people buy land in Nigeria without fully understanding the documents involved.

Some people even believe that once they have a receipt, they automatically own the land.Legally, that is not always correct.

These documents serve different purposes, and understanding them can save you from serious land problems.

📌 1. CERTIFICATE OF OCCUPANCY (C of O)

A Certificate of Occupancy is an official document issued by the government showing that a person has a legal right to occupy and use land.

It is evidence of a Right of Occupancy under the Land Use Act and is usually granted for 99 years. It remains one of the strongest proofs of title in Nigeria.

Example: If the government allocates land to Mr. Ogidi and issues him a C of O, the government officially recognizes him as the holder of that land.

📌 2. DEED OF ASSIGNMENT

A Deed of Assignment is the document used to transfer ownership or interest in land from one person to another. This is the document that shows the seller has transferred his rights to the buyer.

For proper legal protection, it should be: Properly signed, Stamped and Registered

Example: Mr. Emeka sells his land to Mr. Abiola, A Deed of Assignment is prepared to transfer ownership to Mr. Emeka.

📌 3. POWER OF ATTORNEY

A Power of Attorney gives another person authority to act on behalf of the owner regarding land or property. It may authorize someone to manage, negotiate, sell, or handle land transactions on behalf of the owner.

However, a Power of Attorney is NOT the proper document used to transfer title or ownership of land.

A proper transfer of title is usually done through a Deed of Assignment or other valid title documents.

Example: Mr. Ben travels abroad and gives Mr. Tony a Power of Attorney to manage or sell his land on his behalf.

📌 4. LAND PURCHASE RECEIPT

A land purchase receipt only shows that money was paid for land. On its own, it is not sufficient proof of ownership. Relying only on a receipt without proper title documents can be risky.

Example: If Mr. Frank pays for land and receives only a receipt, but no Deed of Assignment or title documents, his ownership may still be challenged.

@TeamYouTube, this is not necessary. It's a huge blow to we creators. What exactly do you all want? Is this not theft?

Apparently for inauthentic content, which makes no sense because everything we post is animated by hand & takes days / weeks.
