@realEstateTrent A wholesaler may be under contract to buy a vacant residential lot for $50k and their intention is to assign the contract to a small local home builder for $70K and collect the spread. Wholesalers will establish relationships with buyers of the asset before finding the seller
@credealjunkie Yeah...I guess relative to US its not a great stat but when it compares to its prior level near 35% it definitely helps make the case for why rents will go higher. wonder if openAI or other AI firms delaying IPOs could drive demand for rentals?
@ThinkAppraiser Why was there an opportunity for such a high return on renovation? $40K is not that much either. Did you get a good price and there was not that much renovation work to do?
@robbiehendricks but assumes that everyone else has high maintenance investor capital but you're able to work with LPs that you enjoy and who trust you and aren't high maintenance
@robbiehendricks Sounds like advice from someone still in the game vs. a seasoned investor on their way out. The older guys I've spoken with that are in retirement or almost there always give a similar piece of advice: dream big, move fast and don't take things too seriously.
These conditions are dependent on VC capital which is primarily driven by capital market liquidity, risk premium and competing uses of capital (i.e. new indsutry with better returns receives allocations taking $$ away from AI).
The risk that owners need to underwrite and have a firm understanding of is job loss across venture backed vertical AI companies.
Seems like the crux of the problem here is not understanding the product/competition and underlying demand drivers of the customer. Essentially, failing to understand the perspective of a renter looking for an apartment and is touring neighboring properties and comparing competing units. ie. apartment a in a good location is charging $1500 for an avg unit while apartment b in an OK location is charging 1250 for a good unit...is that $250 worth it. a lot of the time yes.
