Buying a home increasingly is buying into a school system in higher income communities. Per pupil expenditures can easily exceed $30K in K-12. In many MA communities property tax is 70%+ education spending yet property taxes are only $7K per household. Two kids doing 13years each of public education is $780K in spending covered by about $100K in taxes.
That insane incentive creates housing demand. Along with geographically bound industries (Eds and Meds in MA) and high paying jobs, this creates an affordability crisis; those nannies, landscapers and truck drivers got to live somewhere. Self inflicted really.
Education is ripe for improvement; the academic portion exists, but the baby sitting, socialization, athletics, health care, meals, indoctrination are the important, expensive pieces.
Fix or eliminate that (eg scalable babysitting ) to lower property taxes.
Wealth erodes over time without constant maintenance. That IPO eventually goes bust, the delayed maintenance is paid in reduced offers upon sale, the cash under the mattress becomes debased. The constant maintenance is taxed; you rotate out of the stock, you pay for asset maintenance, you buy Tbills with the cash; all triggering taxes.
OTOH taxing wealth puts selling pressure on assets reducing their value, and repeat.

There is no one solution, different use cases require different technologies. Solar panels s great for decentralized energy production. Nuclear for heavy, consistent industrial use . Gas is great for heating; fracking is a process not a fuel . I prefer all of the above plus many more.
