SHUN UNREGISTERED AGENTS – LASG
We’ll amend the tenancy law to bring succor to landlords and tenants.
The Lagos State Government has warned Lagosians to avoid patronizing unregistered agents for their real estate or housing transactions.
Special Adviser to the Governor on Housing Barr. Barakat Odunuga-Bakare said this on ‘ASK LAGOS’, a weekly X (formerly Twitter) space discussion to bridge the engagement gap between the Lagos State Government and residents online.
Fielding questions from Lagosians alongside the Commissioner for Information & Strategy, Gbenga Omotoso on the topic, “Housing Issues in Lagos: Tough Landlords, Greedy Tenants, & Crafty Tenants”, Barakat said the Lagos State Real Estate Regulatory Authority (LASRERA), which registers players in the built sector, has a database of those real estate practitioners, as well as the responsibility of settling disputes between tenants and landlords, developers and potential homeowners, and also settling rent disputes.
Her words, “I can tell you that as soon as the inception of the agency in 2022, we've been able to recover well over 795 million naira and also 20 properties in high-brow areas and rural areas too. I've been able to make an example of one who is presently serving time in in in Kirikiri Prison, he collected money from 20 people for one property (about N85 million) and he didn't come up with the property, so we approached him and he absconded and traveled to America not knowing that we've partnered with the EFCC and the Interpol, so we informed them that we've not been able to reach out to this man, so as soon as he got back he was picked up at the airport, he was tried and he was sentenced to five years in prison. All the money that we were able to recover, we've been able to give back to the petitioners who have sent petitions to our offices, and so I believe it's a win-win situation.
“Mr. Governor has told us specifically that we should try everything that we can to make life easy for everybody in Lagos, and we all know that demand is more than supply. We have an influx of about 500,000 people that come into Lagos every month, and our present population in Lagos is well over 23 million, and we have nowhere to put these people so why can't we just stand mid halfway and see how we can accommodate each other, we know times are hard, we know building equipment building materials are quite expensive as well so it's a global problem. “The same thing that's happening in Lagos is what is happening in New York, happening in Paris, happening in London, and you know there's nothing we can do about it.”
Speaking on landlords who charge more than one year's rent, the Special Adviser urged residents to report such landlords to the agency.
“So if you find any landlord that charges more than one year's rent, please report that landlord to the Lagos State Regulatory Authority at block 21, first floor, Alausa or you can go on our website https://t.co/NnYI7UCjo6, and there's a section where you can file a complaint with the full details of the landlord the property, phone number and any details that you can provide whatsoever, and then we would invite the landlord over to ask why they are charging two years rent, but you need to have proof that they're asking for three years so not just by word of mouth either by agreement or by whatever information. And in regards to agents, please take note that agents are not supposed to charge more than 10% of the total sum of the package; so, if any agent is charging more than 10%, please let us know the agents, their names, their phone numbers and any details you have about them, because you are not even supposed to transact business with any agent that is not licensed by the Lagos State regulatory authority. The first thing you should ask any agents that you want to transact with is whether they are licensed by LASRERA to practice real estate in Lagos State. If they are not, please do not transact with them.”
@Asklasg Hi.. the rate at which lagosian landlords are increasing their rent is so very alarming and not helping the little earning people have adequate place to keep their head after a long day hustle. Is there any way it can be resolved or not ??
