@bonchieredstate The day everyone stops giving attention to people like this, is the day it will mostly stops. Getting ad revenue and attention is what drives most everything, sadly
@NYCMayor How about close Times Square and all the other bullshit? You’re all so full of shit. I hope and pray everyday people will come together and reenact the purge movie
@Barrett_McC@TomiLahren Our government is laced with fraud. Left to right, top to bottom. End it all.
To your other point, the ref has it out for us. That first half had no yellows but that was a red?! Insanely shitty ref that clearly has it out for us. Bosnia playing hockey out there yet no calls
@Barrett_McC@TomiLahren Ah, noted. Only a handful of murders is ok. When it becomes systemic is when we draw the line. 1 felony is fine. 8 or more? Problem. Do you hear how you sound? God bless you people
@scott73187192@MattWalshBlog You thinking calling you a liberal infers I think Trump is conservative, shows how simple you are. I called you liberal given how fucking retarded you speak and think.
@scott73187192@MattWalshBlog You liberals only exist in a tiny bubble and no one takes you people seriously. It’s like monkeys that fling poo at a wall. Eventually something sticks and you think success! Typically speaking, age brings wisdom. Folks head towards conservatism as they age. I’ll let you do math
There's no freeze on property tax.
There's no freeze on the wages paid to landscapers, plumbers, electricians, drywallers, flooring installers.
There's no freeze on the cost of lumber, copper, baseboard, quarter rounds, flashing, siding, window treatments.
There's no freeze on the wages paid to janitors or porters.
There's no freeze on utilities -- on electric, gas, water, sewer (building-paid utilities in hallways, lobbies, maintenance corridors; most buildings pay water and sewer for tenants).
There are currently 57,421 units sitting vacant in NYC because it's more cost-effective to leave them empty than it is to rent them out.
If you're wondering: "How that could be possible? Wouldn't making anything be better than making nothing?" -- the answer is no, because of the 2019 Housing Stability and Tenant Protection Act.
The HSTPA mandated a certain level of renovation for a vacant unit, but did not allow landlords to raise the rent enough to be able to recoup those costs.
If a long-term tenant moves out after decades, the apartment often requires $50,000 to $100,000 in lead abatement, new wiring, plumbing, and structural renovations.
Because the law heavily restricts how much of that cost can be passed to the next tenant.
The HSPTA eliminated the "vacancy bonus" (which allowed automatic 20% rent increases when a tenant left) and heavily capped Individual Apartment Improvements (IAIs).
This means landlords who want a renovation loan would be rejected by a bank, because the landlord would not be able to show that they could repay that loan.
Landlords who pay out-of-pocket would end up losing money, underperforming even what they could get by putting their money in a U.S. Treasury or gov't bond.
Therefore, it's more cost-effective to just leave the unit vacant.
That's why we have 57,421 vacant units across New York right now.
That number is about to get much worse.
FYI My Friends ❤️
I have attended CPR classes over the years, but was never told this particular scenario. I was told that when your body starts sweating profusely for no apparent reason followed by what feels like a spasm at the end of your esophagus, that is your body’s warning sign.
When you are alone and have a heart attack, what are you gonna do? A really good post that can't be shared often enough:
1. Take a 2 minute break and read this:
Let's say it's 5:25 pm and you're driving home after an unusually hard day's work.
2. You are really tired and frustrated.
All of a sudden you experience chest pains. They are starting to radiate in the arm and jaw. It feels like being stabbed in the chest and heart. You're only a few miles away from the nearest hospital or home.
3. Unfortunately you don't know if you can make it..
4. Maybe you've taken CPR training, but the person running the course hasn't told you how to help yourself.
5. How do you survive a heart attack when you're alone when it happens? A person who is feeling weak and whose heart is beating hard has only about 10 seconds before losing consciousness.
6. But you can help yourself by coughing repeatedly and very strongly! Deep breaths before every cough. Coughing should be repeated every second until you arrive at the hospital or until your heart starts to beat normally.
7. Deep breathing gives oxygen to your lungs and coughing movements boost the heart and blood circulation. Heart pressure also helps to restore a normal heartbeat. That’s how cardiac arrest victims can make it to the hospital for the right treatment.
8. Cardiologists say if someone gets this message and passes it on to 10 people, we can expect to save at least one life.
9. FOR WOMEN: You should know that women have additional and different symptoms. Rarely have crushing chest pain or pain in the arms. Often have indigestion and tightness across the back at the bra line plus sudden fatigue.
❤️Sharing this could help SAVE a life 🙏
