Srinivas, Secretary, @TelanganaRERA, Namahaa Legal created the Indian Real Estate Risk Handbook- a free public resource mapping legal, financial, regulatory, and psychological risks.
By the time a dispute formalizes into a legal proceeding, funds are blocked or construction is frozen forcing families and individuals face years of legal stress.
Most disputes stem from preventable blind spots hidden inside pre-launch schemes, ambiguous contract terms and unverified permissions.

An enterprising F&B founder with business interests across the city and beyond reached out to us recently.
A mistake business owners often make: they sign vendor contracts without reading them closely and register them without negotiating terms. They only discover the one-sided clauses favouring the vendor, not them, after costs start climbing.
“Dekh lenge” / “Tarvata chusta” is what they think while blindly signing away on documents that are detrimental to their interests.
In this case, the founder only realised it after speaking to other business owners who had negotiated far better terms on the same kind of contract.
Always consult a lawyer before you register a document. Your lawyer is duty-bound to protect your interests and your business’s. Don’t skimp on quality legal advice: it may look like a cost upfront, but it pays for itself, or at the very least, protects you.
And remember: terms of engagement are always negotiable.
A good contract balances both parties’ interests, not just one.
Poornima is a, 60-year-old vegetarian Udupi restaurant located in Fort, South Mumbai, popular among daily office goers. On July 23, FDA officials launched a surprise inspection. They claimed to have found fungal growth on ingredients like drumsticks (for sambar) and bananas (for vadas), as well as poor drainage and flies. They immediately suspended its licence, shutting operations down. Proprietor Pramod J. Nayak moved the High Court, accusing the FDA of acting in an arbitrary "shoot first, ask questions later" manner. The restaurant argued that the floor was simply being mopped during the raid, flaking paint was mistaken for grime, and the FDA failed to take food samples for required laboratory testing.
During the hearings, the High Court questioned why the FDA was bypassing the legally required 14-day improvement notice for private properties.
