@SMB_Attorney Hey Eric, I am in Canada where Sale-Leaseback is only a thing for equipment for some reason. I want to acquire a commercial printing company for $1.3M CAD. The real estate for $500k and the business that does $1.5M Rev is $800k, SDE of $350k.
@SMB_Attorney I am wanting to do this again several times, to build a vertically integrated company, so I need to find qualified team: investors, lawyers, CPAs who know the process and want to work here in Canada where the possibilities are wide open.
@SMB_Attorney The property would go from $500k to $625k+ with a signed 20 year triple net lease. I would use the $625k to put a downpayment during the close. I would keep the rest to pay fees and increase working capital.
@SMB_Attorney I was going to acquire the whole thing, I know a few potential investors who would do a simultaneous close to then buy the property from me with a signed 20 year triple net lease with a CAP of 10+. I know the process, but very few lawyers do which is my biggest problem.
@SMB_Attorney The real estate is a 3 acre industrial lot with 2x 15 year old custom built buildings just for this company. I have been best friends with the owner for 30 years and spent 3 months doing print quoting for them, and developing an internal quoting tool. I know the team very well.
