he was literally tormenting himself over the 'what if's' due to not only the proximity to mj and ned but that 'what if' bubbling in his mind on his own for the last 4 years of his life in isolation and just pure crime fighting—from writing letters, following ned back to their place, kissing her back on that roof and immediately believing in exactly what jean mocked it as being, "a true love's kiss that breaks the spell". he was kidding himself.
peter NEEDED the reality check. badly. mj being up front, honest, and completely without hesitation is what he needed to hear.
and peter's reaction after was just a true blue show of the kind of good hearted person he is. he knows it isn't mj's fault, yeah it sucks and hurts a lot, but he gets it.
