@Inman I think you should focus on transparency regarding @CA_DRE. These forms mean nothing when they aren’t enforced. In CA you can close escrow without a TDS and the DRE doesn’t do anything to the broker.

Meanwhile your DRE sat on my complaint for years while a dual agent sold me the house he lived in with zero disclosures. The place was so full of toxic black mold it became uninhabitable. Agent got revoked. Broker? Zero consequences, still licensed, still selling homes — and now suing me.
