Welcome to 2024.
In lieu of predicitons for the year ahead I will provide a brief snapshot of a property inspection and offer we were involved with on the weekend.
A house 10k+ from the Brisbane CBD
* Listed without price on Wednesday, my initial thoughts were 875-950k as a wide value range with anything above 950k being strong pricing
* 90 groups inspected the house
* 15-20 written offers
* Under contract above 1M and 80k+ above the list price on the weekend.
β Purchaed $1,871,000 - BELOW market value as another competing cash offer at $1.9m
β Retain the existing 4 bed, 2 bath house, currently rented and no immediate work required, fully separate street access
β OPTIONS GALORE for development on the other side with ~32m frontage
Property of the week: Aspley
Sold: Septemember 2023 for 1.15M
