Going back to this one. According to @TheReal_TRREB, prices in MLS zone C13 dropped by ~11% since the house was listed.
Assuming it sells for $1.6M, if I add 11% back to adjust for the market decline, that's $1.79M - meaning it was overpriced initially by about $200K.

From a total system cost perspective, it doesn’t really matter what the wholesale price is, and high wholesale prices help Class B.
@ScottLuft Gas generators with CES contracts run if the gas price times the heat rate is less than the wholesale price.
Simple way to think about it - they made more in the market than the contract permits, and had to give 95% of the excess back.
@ScottLuft I believe it’s the difference between market revenues and the contract revenue requirement that determines whether it’s a credit or charge (not fuel costs directly).
