2. The "Quit Notice" Period:
Does the agreement respect the law? If you pay rent yearly, the law mandates a 6-month notice for recovery of possession.
Some agreements state you agree to waive the notice period especially when you owe rent.
3. The "Service Charge" Breakdown:
Demand an itemized list of what you are actually paying for.
4. Agent Fees" & "Agreement Fees":
Verify the percentage. In many states, these are regulated. Don't let an agent bully you into paying 20-30% on top of rent if the standard in your area is 10%. Ensure these payments are receipted separately from the rent.
5. The Maintenance Obligation:
Who fixes the leaking roof or the bad plumbing? A good agreement should clearly state that the landlord is responsible for structural repairs, while the tenant handles minor day-to-day wear and tear.

In 1987, Baba Adeleke bought land in Ibeju-Lekki.
It cost him ₦12,000.
He was a primary school teacher. It took him three years to save that money.
He built nothing on it. Just held it. Told his four children it was their future.
He died in 2019 believing he had given them something.
He had no idea what he had actually given them.

The “Truth” about why the headphone jack was removed.
I wonder how much damage has been done to the human brain with bluetooth tech?
This little boy did a taxi interview with Pep Guardiola 10 years ago when he became coach of Manchester City.
Few days ago, Pep resigned as coach of Manchester City after a phenomenal time in charge of the club.
He went to see the same little boy and surprised him. This video will put a smile on your face.
What a really beautiful clip.
ANDROID USERS, READ THIS!
Your phone says "Storage Full."
So you delete photos. Delete videos. Uninstall apps. Yet the storage barely moves.
That's because the real culprits aren't your photos or apps. it's the hidden junk Android quietly stores in the background
Here's how I cleaned my phone yesterday and recovered 35GB without deleting a single photo, video, app, or chat I actually use.
Here's exactly how I did it:
👇🏼👇🏼
I remember when I was struggling with masturbation, pornography, and sexual immorality, I reached out to a man of God.
He counseled me.
He prayed for me.
He encouraged me.
But after that meeting, that same night, I masturbated again.
That same weekend, I fornicated again.
And that was when I realized something painful:
Nobody can fight your private battles for you if you are unwilling to fight them yourself.
Some of us want deliverance without discipline.
We want freedom without denying the flesh.
We want prayers without responsibility.
We want oil on our heads while entertaining darkness in our rooms.
I discovered that as long as I was waiting for another person to carry my burden spiritually while I remained passive, I would keep falling into the same cycles.
My freedom started the day I took responsibility before God.
Not when somebody shouted “fire.”
Not when hands were laid on me.
Not when I attended another conference.
My freedom started when I got tired of disappointing God and myself.
I took 21 days and prayed consistently against that spirit.
Not casually.
Not emotionally.
Aggressively.
There were days I cried.
Days I failed.
Days I felt condemned.
But I kept going back to God instead of running away from Him.
I started cutting off the things feeding my flesh.
I stopped entertaining ladies who only called me into temptation.
I stopped visiting certain places.
I stopped consuming certain content.
I stopped listening to music that awakened lust in me.
I stopped feeding the very thing I was asking God to kill.
Because you cannot pray against fire while pouring petrol on it every day.
Many people are praying for purity while still protecting the environment that destroys them.
You cannot keep sleeping in Delilah’s house and expect Samson’s strength to remain.
At some point, I had to stop making excuses.
I stopped saying:
“This generation is hard.”
“Men struggle.”
“Everybody is doing it.”
“God understands.”
No.
I had to make a decision.
A real decision.
Not a church decision.
Not an emotional altar-call decision.
A private decision made in the presence of God when nobody was clapping for me.
I stopped announcing my struggles to everybody and started seeking God personally as Tevin.
Because there are battles where people can encourage you, but only you can surrender fully to God.
And slowly, God began to change me.
The urges reduced.
The addiction weakened.
My mind became cleaner.
My convictions became stronger.
Not because I became perfect overnight…
But because I stopped playing with the very thing that was destroying me.
Listen carefully:
Some demons leave by prayer.
Some habits leave by discipline.
Some struggles leave when you finally become honest before God.
There are things counseling can help with.
There are things accountability can help with.
But there are also battles where God is waiting for YOU to stand up and say:
“Enough is enough.”
Freedom is possible.
Not fake freedom for social media.
Not temporary freedom during church conferences.
Real freedom.
I know because I lived it.
And if you are secretly struggling today with pornography, masturbation, lust, fornication, hidden sexual sin, don’t give up on yourself.
Run to God.
Not away from Him.
Stop normalizing the chains.
Stop laughing about what is killing your spirit.
Stop waiting for everybody else to carry your responsibility.
Go before God honestly.
Cut off what feeds the addiction.
Pray consistently.
Discipline your flesh.
Fill your life with the Word of God.
And keep fighting.
Because the same God who delivered me can deliver you too.
The pastor then declared that my brother was responsible for my dad’s problems. Meanwhile, my brother wasn’t even living with us.
I was in my room secretly listening to their conversation from the sitting room but nothing was making sense to me 😔
Two things kept running through my mind:
Firstly…
How was my dad suddenly allowing this pastor into our flat after openly disliking her and the church for so long?
Secondly…
my dad was an educated and exposed man from a well-to-do family, his dad was a well known judge and siblings are lawyers, so how was he suddenly believing things like this?
The whole thing confused me deeply.
Then the pastor ordered my dad to bring my brother for “deliverance.” 😔
I don’t know what happened afterwards..
Fast forward to two Sundays after during service, the pastor suddenly started pouring oil on my body and told me to confess.
I asked:
“Confess what?”
The pastor then ordered the usher to take me to the “deliverance room.” 😭
Till today, I still remember one of the usher clearly because he had a very large dark something across his forehead, he seems close to the pastor.
As they were dragging me away, I heard my stepmum quietly telling the pastor:
“I need to inform her father first…”
That evening when we got home, my stepmum explained everything to my dad and begged him to allow “Mummy” conduct deliverance for me because they genuinely believed I was responsible for my dad’s problems 😔
At that point, I could feel confusion in my dad’s voice when he asked asked my stepmom:
“But wasn’t so so person she first mentioned? How is it Olajumoke again?”
That was when she explained that the pastor said I had spiritually changed my fave to my brother’s own so people would think he was the possessed one..
According to her, after prayers, “God revealed” that I was actually the person behind everything all along.
As a child, I remember sitting there confused and terrified, listening to adults genuinely believe those things about me and in that moment, I knew immediately that I might not survive it. I cried throughout that night. The next day, my dad went out and before he got back, I was already taken to the church by my mum stepmom.
I was Blindfolded.
Tied up.
Beaten constantly.
No food.
No water.
Just torture and accusations 😔
By the third day, I already felt like life was slowly leaving my body.
Then suddenly, through the darkness, I heard a voice screaming:
“Ọmọ mi dà?”
(Where is my child?) 😭
It was my mum.
Till today, I still cannot explain the relief I felt hearing her voice that day.
Apparently, she attended vigil back home and after the vigil, she slept and dreamt that she was burying me.
She woke up immediately, prayed and called my dad demanding to speak with me. That was when he casually told her:
“She’s in church for deliverance.”
My mum entered the next bus to Badagry immediately. When she arrived, my stepmum initially refused to show her where I was until my mum became aggressive with them.
It was then she finally led her to the church. My mum found me unconscious inside that dark room. She carried me like a dead child and rushed me to the hospital 😔
A lot happened and unfolded during that period.
Sadly, it was also around that same time that Baba Kola Olawuyi passed away(Nkan Nbe)
But I’ll stop here for now.
So yeah, that was what almost killed me.
Maybe if I didn’t have a praying mother, I probably wouldn’t be alive today.
I honestly don’t know what to say further but all I know is that some experiences never truly leave you 😔
They may stop hurting loudly, but they quietly change the way you see life forever.
Thankfully, I survived, I healed and I chose peace over my trauma. I have forgiven everyone involved and moved on with my life…
MY STORY 🫂
This afternoon, I spoke extensively with the Vice Chancellor of Chukwuemeka Odumegwu Ojukwu University (Prof. Kate Omenugha).
Firstly, i asked her why she was charging students compulsory N15,000 which she clearly explained that it's ICT fee. She also explained how the money is being spent.
I also raised the issue of absence of electricity in the university for more than 15 years. She clarified that it is the entire Uli town that is facing that challenge and not peculiar to the university. I recommended they invest in building a solar farm to power the university and it's environs as the government of IMO and Anambra state sorts out the power conflicts.
We discussed further on the issue of sorting, sex for grades, victimizations, extortions etc which she said that she has been tackling since she assumed office. She also pointed out some ongoing cases she is handling and staff being fired.
We agreed that I will share reports i get from students to her and she will prioritize it, investigate and take immediate actions.
We also discussed about her letting students see their scripts after exams to reduce missing scripts claims and extortions, which she agreed she will start immediately but gradually.
Finally, i recommended she revalidate the certificates of all her lecturers and staff to fish out those with fake certificates as currently being done at Abia State University.
She agreed to setup a committee and start that immediately.
I will encourage every student in that university to submit any cases or issues of fraud, extortions, sorting, sex for grades, intimidations, victimizations etc here https://t.co/oTbEuYeDq4 so we can get it to the Vice Chancellor and get it resolved as quickly as possible. Your details will be fully protected.
Restoring full integrity in our universities is not option and it's urgent we do it now.
We are all in the same journey of building the greatest workforce in Africa within 10 years.
There is an urgent medical information I want to pass across. This will save your life, pls come close.
If you ever see rotten tomatoes that looks like these pictures I posted, or if you ever see onions with black spots on them or you see corn with mould on it,
PLEASE RUN FOR YOUR LIFE.
Why do I say this?
All these food items are contaminated with a poisonous fungus called AFLATOXINS.
Aflatoxins are notorious for increasing the risk of liver cancer. When you eat food that has this type of tomatoes, or you eat food cooked with this kind of onions or you eat this type of corn you are at risk of developing liver cancer.
Only eat fresh tomatoes, fresh onions and fresh corn. Avoid rotten tomatoes, blackened onions or corn with mould (even if they are cheaper to buy).
This is not a threat or a joke.
This is a real life serious medical issue.
Kindly share this information.
