🚨 I’m seeking answers from Ryan Realty regarding my rental deposit.

After signing a lease, I arrived to find the previous tenant still occupying the property. The house was also dirty and required repainting, fumigation, cleaning, and repairs to the lights.

It took the previous tenant 2 days to move out, followed by another 2 days for the property to be cleaned and prepared. This caused major inconvenience and additional costs.

I subsequently requested my deposit back because the property was not available in the agreed condition, but my request has been refused and, to date, my deposit has still not been returned.

#RyanRealty, I need this matter resolved urgently. Please explain why my deposit is still being withheld and when I can expect payment.

Title: Rental Property Not Delivered in Livable Condition – Refusing Refund

I am writing to raise a serious complaint regarding a rental property that was not delivered in a habitable condition on the agreed occupation date @Eden sandton appartment @ryan realty anent

I had signed a lease and made the required payments in good faith, expecting to move into a clean and ready-to-occupy unit. However, upon arrival, the property was in an unacceptable state — dirty, poorly maintained, and clearly not prepared for occupation due to the previous tenant not vacating on time and leaving it in a mess.

As a result, I was unable to move in as planned and had to incur additional costs for alternative arrangements and moving logistics. This has caused significant inconvenience and financial strain.

The landlord/agent has since advised that the unit is being repainted and offered only a 7-day rental discount as compensation. This is completely inadequate given that the unit was not delivered in a livable condition on the agreed date. Despite this, they are now attempting to hold me liable under the lease and suggesting I am in breach for not proceeding with occupation.

I find this unacceptable. The failure to provide a habitable property constitutes a material breach of the lease on their part, not mine.

I have formally requested a full refund of all monies paid, including the deposit and any rent paid in advance, but this has not yet been resolved.

I am now seeking urgent intervention and accountability. I would also advise other prospective tenants to exercise caution when dealing with this agent/landlord.
