The breakthrough came when I stopped asking "how do I get more" and started asking "what am I not managing well." Money follows faithfulness before it follows effort. That's not a platitude. Nobody teaches you that the deal isn't the hard part. The hard part is what happens in your head between offer and close. I've closed 500+ deals over 12 years and the ones that fell apart never fell apart on paper. They fell apart because someone panicked, got greedy, or stopped communicating. Master your nerves before you master negotiation. The contract is the easy part.

Tithing isn't a tax on your income. It's a training exercise in trust. Every time I give first, I'm practicing believing God with the part I can see before I ask Him to move the part I can't. Most people have their theology of money backwards. They want the blessing before they've built the trust. Build the trust. The blessing was never the hard part to receive.

Underwriting a deal at 20% worse than your best-case projection isn't pessimism. It's professionalism. If the deal still works when your assumptions are wrong, you have a deal. If it only works when everything goes perfectly, you have a hope. I learned this the expensive way. Now I teach it so nobody else has to pay full tuition for the same lesson I already paid for.

I lost almost everything once. Lawsuits, investigations, losses compounding on losses. I remember thinking the story was over. It wasn't over. It was the middle. God doesn't waste a collapse, He redeems it, but only if you stay in the room long enough to let Him. I stayed. That's the whole testimony in one sentence. I just didn't leave the room.
