🚨New Right to Rent code from 1 October 2026
For most landlords, this will not be a big change. Probably the most significant change, is that if you use a digital checking provider, it will need to be properly registered.
🚨 The landlord register is officially happening. Starting 15 December, landlords in the West Midlands will be the first to sign up, with every landlord in England required to register by November 2027. It'll cost £65 per property per year. https://t.co/5t0ELQZED4
WHAT’S CHANGED
ASTs are out. APTs are in.
BEFORE

Your first MTD quarterly submission is coming up. Do you know how to file it?
For landlords required to comply with MTD from April 2026, the first quarterly deadline is 7th August. That's your first submission of rental income and expenses, digitally, directly to HMRC.
Renters’ Rights: 31st July deadline approaches
Landlords who served Section 21 or Section 8 eviction notices before 1st May, have until 31st July to apply to the court for possession. Student landlords also need to be aware of their July deadline for Ground 4A.
The King's Speech 2026 - https://t.co/RzTIi9l0kj confirmed Labour's plans to push ahead with proposed leasehold reforms. A £250 cap on ground rents is "expected" to be in place by 2028, with the new commonhold model due a year later🤞🏾 https://t.co/pMvJriOgGh
You can no longer request rent in advance
Requesting multiple months of rent upfront from prospective tenants is now prohibited. Landlords can only ask for the first month's rent after a tenancy agreement is signed.
You must serve the government information sheet by 31st May
You are required to provide your existing tenants with the government's prescribed information sheet, and you have until 31st May 2026 to do so. Failing to serve this document could affect your ability to use S8 grounds.
Section 21 has been abolished
You can no longer serve a Section 21 notice to end a tenancy. The 'no-fault' eviction route is gone. From this point, possession can only be sought through the Section 8 route, using the grounds set out in Schedule 2 of the Housing Act 1988.
Your existing tenancies have moved to periodic
From today, all tenancies signed before 1st May 2026 automatically convert to periodic tenancies. Fixed terms no longer apply under the new framework, meaning your tenancy agreements now roll on a month-by-month basis.
Councils have just been handed an extra £41 million to enforce the Renters’ Rights Act. As part of the same announcement, £50 million has been put towards speeding up the courts system through digitisation – “Do we think that is enough”? https://t.co/sm8ehGlEe6
The government has published the official Renters’ Rights Act Information Sheet – and landlords must deliver a hard copy or PDF attachment to every named tenant by 31 May, or face fines up to £7,000.
