@rohindhar Wow. Spring was already up ~20%ish YoY and you are calling another ~20%+?
On a relative basis - the valuation of the two major labs are up way more than that...
@rohindhar@moseskagan Whats the cause of this:
-ppl are so rich now after they buy a house in SF/Bay Area they still have enough left over for a vacation home too?
-the houses are too expensive here so people are buying over there? (but remote work is sorta ending...so probably not?
-Something else?
@venturetwins If you assume $50/hr with 30k ppl at 15hr/week then the run rate on this is ~$23M/week paid out billing at 30% gross margin means the cost is ~$32M/week to the client. Explains some of the rev dynamics with these human data companies.
@venturetwins I've also been wondering this after stumbling across the forum...to the point that I was curious if I could join just to know what was going on.
I wonder who the client it is for this and what the goal of the project is.
@rohindhar This can also result in the selling price being less than expected, if too many bidders drop out that have incorrect assumptions around "they might as well".
Iif bidders think a $3M sfh is too high for Bernal Heights because you might as well get sfh in Noe for that price...
@rohindhar Supply is expanding. Net migration remains positive but slowing.
Also Austin has seen very little impact on wealth creation from the AI boom as the jobs are overwhelmingly concentrated in SF (and SV/NYC to some extent).
@rohindhar If the definition of "boom" is increasing demand driven by wealth creation coupled with lack of any meaningful supply expansion --> higher prices.
Others would define boom as a place building lots of new housing :)
@rohindhar Turn it into a mall with a focus on East Asian retail and food chain brands. Mixue, Molly Tea, HeyTea, etc for drinks. Haidilao, din tai fung, Kura, etc for food. Anchor store? Don Quixote. Korean beauty botiques.
@jeremybernier I love eating at malls in Asia for convenience. It's not the best food by any means, but mileas ahead of the offerings in the US (e.g., Sbarro and Cheesecake factory)
@rohindhar Both of those strategies that a sellers agent takes when the interest is not high enough. Interestingly the net outcome might be the same (sale higher than ask). What do you recommend for a seller?
