@VidirPetersen @BAkkermans Yes, the Charles’ Reich approach. You make a good point. Maybe we need to begin by defining what we mean by property (is land special or are asset classes conceptual substitutes?) A thought for another day (or another medium). Thanks for provoking some good questions!

@DanNeidle Nice analysis. Re the % of kids re-entering the state school sector, has anyone assessed overseas v domestic students? As you imply the elasticities might be quite different and so would (presumably) the effects?
