How I’m saving €20K with Codex.

I’m selling a house in Spain without being there. The house is worth €450K. A real estate agent would take around 5%, so ~€22.5K.

Instead, I’m rebuilding the whole sales process with Codex in like 3 hours of work. I put all the docs, photos, floor plans, legal papers, renovation notes, rental info, and local details into one folder.

Then Codex helped me:
- write the listing
- build a custom website
- create the buyer FAQ
- research the best property platforms
- use browser control to fill listing forms (& my email for activation link etc)
- track which ads are live, blocked, or need payment
- monitor buyer messages
- draft replies in Spanish/English/French
- build a mini CRM for every lead

Then I hired humans only where they actually matter:
- local Airbnb property manager to do visits: €1,000
- lawyer + power of attorney so he can handle notary and paperwork: €1,600.

Total human ops cost: ~€2,600.
Potential agent fee avoided: ~€20,000.

And I think I’m doing better work than most real estate agents would 😁

Waking up with Codex still working on our last night goal is the best feeling ever 🥲 Before bed I always give him a big todolist. Fable was able to do this too, but I can't do it with 4.8, it stops too often

@tibo_maker Such a bad advice... yes if you're (or your family) is already rich, and you love your project, don't sell. But for most of people, this is generational money that can help you support family, friends and start others ventures
