Korming says he is waiting for PMX’s green light to move the Urban Renewal Act (URA) to its second reading.
But the National House Buyers Association warned last week that the bill is no longer limited to old strata buildings - it now covers landed homes too.
The URA would allow authorities to declare an area an “urban renewal zone” and push redevelopment through even without full owner consent. This means landed homes over 30 years old terraces, semi-Ds, bungalows in cities like PJ, George Town and Johor Bahru could be targeted.
Homeowner groups warn that if passed in its current form, the Act could jeopardise individual property rights, including the risk of compulsory acquisition under the Land Acquisition Act 1960.
Compensation may come in cash or a replacement unit, but not necessarily equivalent to the landed home you lose — you could lose a terrace house and be offered a condo instead.
They also argue the Minister’s powers are too wide and open to abuse in favour of developers.
The Association ends with a stark warning: landed owners must wake up, speak up and act now, push for stronger safeguards, and alert their elected representatives.
Don’t wait for the bulldozers to arrive. Once the URA passes, even single-title landed homes can be swept into renewal zones.
No landed property is truly safe - not today, not tomorrow. This isn’t renewal; it’s forced surrender.
