We are calling the year ahead "The Great Housing Reset."
It won’t be a crash, and it won’t be a boom. It is the beginning of a long, slow recovery where the math finally starts to change.
According to our latest Redfin data, U.S. home delistings have surged to historically high levels. In September, delistings jumped 28% year-over-year, with nearly 85,000 U.S. sellers pulling their homes off the market.
What is driving the trend? There's a standoff happening between sellers and buyers. Demand has been cooled by high mortgage rates and economic uncertainty, leading to stale listings (homes sitting for 60+ days).
Rather than cutting prices to meet buyers where they are, many sellers are simply opting out. They are choosing to stay put or become landlords rather than sell at a discount. That's especially common among those who bought in the last 5 years and may be protecting equity or a low mortgage rate.
Delistings and stale listings are most common in Florida and Texas, while rising sharpest in places like Virginia Beach and Washington D.C.
Some home sellers change their mind after delisting: About 1 in 5 delisted homes are re-listed within 3 months.
This is all a symptom of the deeply frozen housing market. Buyers can't afford to buy, and sellers refuse to sell for less. Until rates shift or price expectations adjust, the freeze will continue.
