@CohenSite@sr_fuerte_ It doesn’t pencil. Why would someone spend an add’l 200-300/SF to build add’l stories when you cannot recoup that value in rent. All the value is on the ground floor. Most true industrial businesses solely operate on the ground floor anyways. Go to East Williamsburg for examples.
@clmarohn Hi Chuck - I love your work and have been following strong towns for some time now. I am struggling with this point - do you mind expanding on it further? I can see the perspective you’re coming from, but a real world example where this mindset wouldn’t work would be helpful.

@PatriciaFahy109 Whatever prioritizes the most comfortable outcome for pedestrian use and access to the waterfront. Also whichever unlocks the most buildable SF for development which will ultimately increase supply of new much needed housing.
@StrongTowns It stinks bc certain people will see Omar in the background and write this off as nonsense but Strong Towns is completely non partisan and their message is conservative in nature
