In this week's @BigIssue I look at how corporate takeovers are set to leave Labour's target of building 1.5m homes in five years at the mercy of just six giant companies.
As @abioconnor_ tells me: "Reliance on the private sector to solve the housing crisis is deeply troubling."
Moral of the story: pay more attention to where the data comes from. Sometimes it can really change the complexion of a debate.
Also: always listen to @resi_analyst, who explained most of this to me. Tho if there's an error in the above it's almost certainly one I introduced
And there's an enormous gap between housebuilding numbers and the targets politicians are setting this election.
Raising a question: how on EARTH will we hit those targets?
Well, part of the answer is that actually the politicians' targets are based on ANOTHER dataset entirely
Right now we're building FAR fewer homes than we used to.
Most stories or analyses about the UK housing market refer back to these numbers. I have certainly bandied them around myself.
After all, it accords with the fact that house prices are so high.
This is the conventional picture you prob have in your mind of housebuilding in England👇
Data on housing starts or completions, divided up by who's doing the building. The govt compiles it from data on housing warranties submitted to the NHBC.
And there's a clear pattern...
🏠THREAD🏠
Why everything you thought you knew about housebuilding in the UK might actually be wrong.
A nerdy but quite important thread, with special relevance in an election where every politician is promising to build x-thousand more homes.
It begins (of course) with a chart
“Labour can’t just have their cake and eat it,” said Rosie Pearson, co-founder of the Community Planning Alliance, an umbrella organisation for local activist groups.

".. 236 (85 per cent) are now ‘remediated’, though some are still awaiting sign-off 42 (15 per cent) where the work is unfinished or unstarted Making up those 42 buildings are 29 private residential blocks 10 social housing blocks, two hotels and one student accommodation block"

.@LBofBromley@KimBotting We are pleased a new development is in the pipeline. We sincerely hope that our valid misgivings to Areli's development plans will not be simply discarded! There is a way forwards beneficial to all.

I wish politicians would stop thinking that ‘sweeteners’ are a solution to problems. They need to sort the problems out, not bribe people to accept rubbish
