Flight to quality--it's clear over the past several years that #office tenants want the newest, nicest, most highly amenitized properties as they seek to attract workers back to the office; what's most interesting is that they are paying premium rates to do so, sometimes by A LOT
@realEstateTrent Absolutely bizarre take from a lot of people. I'm in the same boat as you. Feels like there's very little time to relax at the end of the day!
@SouthwestAir two flights in a row where they refuse inflight service due to "anticipated turbulence"..about as routine as it gets as far as bumpiness. What service does this airline provide anymore?
The thing with the huge @SouthwestAir downgrades announced today—their hard product and psgr experience has generally always been subpar—it was things like free bags, very flexible policies on cancellation, credits etc that have set it apart. Now what do they offer? Not much..
@kylematthewsceo If you know the answer then why not just propose it here rather than for purposes of engagement during a truly devastating time for literally thousands and thousands of people? The political angle of your post is also not evident at all
Thoroughly unimpressed with @AlaskaAir today. Horrible check-in process at SAN followed by being nearly an hour late to depart (still at gate) and they’re still reporting as “on time”
@realEstateTrent Impossible to have a bad time at DMB! Then again I’ve seen them 39 times and my wife (and now kids) happen to be big fans as well 😆. Always jealous that the northeast gets the love for the Fall tours. But seriously the fan energy will rub off on her
If you're a listing #broker and you list a property with a 'withheld' rate, and I email you to confirm rate/availability, and instead of a quick reply we now have to play phone tag, there's a good chance your listing gets left off the survey. Make it easy!
As the avg age of #SanDiego office buildings is ~39 yrs old, and a slowdown in new development due to interest rates, there will be a lack of new quality spaces over the next 24 mos, particularly in prime locations , leading to higher demand for Class A space
@MaxFisherCRE There are a lot of instances where tenants, especially inexperienced ones may reach out directly to tour space; maybe they don't understand the protocol but if the tenant acknowledges the other broker as repping them then it should be honored
In a rather glaring example that the office market is increasingly about micro-submarkets and flight-to-quality--in San Diego, 75% of total office vacancy is concentrated in just 10% of all buildings. Much of this is in our Downtown CBD, or suburban HQ/single tenant buildings.
@opinonhaver I grew up near the IE and went to school there. The reason it doesn't get any attention because there's nothing intriguing about it and has no character. It's a mass of cookie cutter homes and shopping centers. A lot of people happened to flock there because it was cheap
@realEstateTrent The main reason their growth is more calculated has to do with the fact they use fresh ingredients daily, so all stores need to be within a certain radiusof their distribution centers
@realEstateTrent It’s an obvious fact that almost everyone is connected all the time; but are people not allowed to “disconnect” from having to respond within 30 seconds? Come on, you’re not that naive
