@sp_ainsworth This is incredible! I'm a huge data nerd, so I had Claude write some code that scrapes my ride history data from the CaBi website and exports it to CSV. It's probably too many steps for the average person to follow through on, but for the dedicated few the rankings would be cool!
The average credit score for new mortgage borrowers hit 742 last year โ an all-time high.
That's 29 points above the average American's score, and 49 points higher than the average credit score of new mortgage borrowers in 2000.
My latest report for @pewtrusts has the scoop.
It's not 2008 anymore. Policymakers who want to make homeownership possible for everyday Americans can rethink cautious, crisis-era policies and make mortgages more available to creditworthy homebuyers.
Doing so would not imperil the mortgage market, which is safer than ever.
@mattyglesias Smaller houses = Less expensive
Larger houses = More expensive
We should celebrate this development as a sign of improved housing affordability, on the margin. Especially since the nation's average household size continues to fall! (2.65 in 2014 --> 2.50 in 2024)
In a new piece I co-authored with @astaveski (@pewtrusts + @ConsumerFed), we highlight 3 key challenges facing rural homeownership, based on my research in Eastern Kentucky:
Unused office space + efficient layouts = more affordable downtown housing.
Transforming vacant offices into co-living spaces could help cities like Denver, Minneapolis, and Seattle tackle homelessness and improve housing affordability. @gensler_design https://t.co/b7HQtoOr3s
Not everyone uses a mortgage to buy their home. Some turn to land contracts, where sellers directly provide financing.
But a patchwork of laws makes this risky for buyers.
The federal government is paying attention. https://t.co/7InW2vUDSW
These reforms have boosted Minneapolis' housing availability:
โข Eliminate parking mandates
โข Encourage apartments in commercial corridors
โข Establish height minimums near jobs and transit
โข Permit duplexes, triplexes on *all* lots

@yitgordon I did a Silver Line staycation earlier this year, so checked out a bunch of eateries along the new portion of the line. My favorites:
1) Yen's Cafe (Ashburn)
2) Yu Noodles (Herndon)
3) WOOBOI Chicken (Reston Town Center)
IMO these are three of the best spots in the DMV.
A new study from researchers at the @UTAustin, published by @FurmanCenterNYU and sponsored by @pewtrusts, shows that zoning reform can increase the availability and affordability of housing without these adverse effects. Here's a ๐งต on a brief by @astaveski & @AlexHrwtzz
For all the progressive rhetoric in cities like New York and Los Angeles, Houston is doing far more to create affordable homeownership opportunities citywide with its (near) citywide allownce of townhouse and small lot homes.
NEW: Data illustrates how housing costs drive homelessness levels.
๐ As rents rise, so does homelessness.
Fortunately, in regions like Minneapolis and Houston that added housing and kept rent growth low, homelessness dropped: https://t.co/mzYcJgAmmp
I'm sure that Democrats in the legislature had good intentions here, but it's frankly depressing that no one thought to review the available evidence before advancing this bill. Will @CountyExecBello be the one who changes that?
Really disappointing to read @david_andreatta's latest article for @WXXINews and learn that @monroecounty_ny just passed a so-called "ban-the-box" policy for public sector employees that is ~10 years behind the research consensus.
Research shows that "ban-the-box" policies barely affect employment outcomes for formerly incarcerated individuals. Worse, they make getting a job harder for young, not formerly-incarcerated Black men. (See @NCSLorg's excellent lit review):
