Well, I can see today’s post has sparked a big discussion and is now trending across several construction forums.
Like I have always said, my work is to demystify the construction process.
I am not here to fight contractors, Fundis, engineers, architects or anyone else in the industry.
The goal is simple:
Let the customer understand what they are paying for, how different construction systems work, where costs come from, and what options are available.
Healthy debate is good for the industry because it forces all of us to explain our methods, defend our numbers and improve how we build.
At the end of the day, the biggest winner should be the informed client. 🫵🏽
That said today’s topic was 👇🏿
Today’s debate was simple: how should we manufacture a building shell?
Option 1 — Traditional site construction:
Deliver bits and pieces of raw materials from different suppliers to the site, then use Fundis and manual labour to manufacture the foundation, floor and walls one process at a time.
Excavate. Mix. Carry. Cut. Build. Backfill. Compact. Plaster. Chase walls. Repair. Repeat.
Option 2 — Factory manufacturing:
Manufacture those same structural components in a factory using machines, moulds, controlled processes and set production parameters, then transport the finished components to site ready for assembly.
So the debate isn’t simply stone versus precast.
It is:
MANPOWER vs MACHINE POWER.
Now compare the things that actually matter to the client:
Cost.
Speed.
Consistency.
Waste.
Labour.
Quality control.
Predictability.
Efficiency.
We accepted factory manufacturing for cars, furniture, roofing sheets, windows, doors and almost everything else we use.
Why should a building be the only product where we insist that bringing raw materials to a field and manually manufacturing everything there must automatically be cheaper?
A construction site should increasingly become an assembly point — not a manufacturing factory.
Manufacture under controlled conditions.
Deliver ready components.
Assemble on site.
That is the conversation.
