Rates just crossed 7% and a lot of people have questions. So I'm posting one mortgage tip a day, in plain English.
What do you want to know about buying or refinancing right now?
Have a 3% mortgage and need cash? Don't give that rate up.
A cash-out refi replaces your whole loan at today's 7%+ rates. A HELOC lets you borrow only what you need and keeps your first mortgage as is.
What would you use your equity for?
Mortgage word of the week: PRIME RATE
It's the base rate banks use for HELOCs and credit cards. When the Fed raised rates on Sept 16, prime went up with it.
Have a HELOC or card balance? Check your next statement. Did you notice the jump?
Buying this fall? Ask the seller to pay.
With homes sitting longer, many sellers will cover closing costs or buy down your rate. Dollar for dollar, that often lowers your payment more than a price cut.
Would you rather have a lower price or a lower rate?
Myth: rates are over 7%, so it's a terrible time to buy.
The other side: more homes for sale, softer prices, less competition, and sellers paying buyers' closing costs and rate buydowns.
Higher rates can mean more leverage. Agree or disagree?
