@Thefrugalgay11 I would be cautious if you are using black or dark vinyl siding. It will fade fast in the sun and warp easier/sooner attracting all that sun. Where I live, northern MN, we typically use LP/Hardie board siding and that holds up much better, but is more $$. Just my $.02

@RealFrugalMogul I think it’s a good buy too. I would guess it sells for more like $330k, but just trying to figure out a price to bow out at. I know a long time ago there was the 1% rule, but that doesn’t seem realistic anymore in this market.

@RealFrugalMogul Trying to get my first rental. What would you pay for a property that rents for $2,800/month? Rented through 2023 with no major repairs needed. Taxes are $400/month. Asking price is $300k, but will likely sell over asking. TIA.
