12 Important Landed Property Mistãkes You Should Never Ignore.

1. If you want to purchase from a seller who is acting on behalf of the legal owner, ensure the seller has power of attorney granted to him by the legal owner.

2. Once the property involves distrēss sale. Do not be in a hurry to purchase the property. Take your time, carry out due diligence before you decide.

3. If someone gave you a gift of landed property, ensure that you prepare a Deed of gift because mere gift of the property does not make you the legal owner of the property.

4. If the property is not legally yours, avoid renovation on the property. However if you must renovate, ensure to get the written consent of the legal owner.

5. Avoid buying from an unverified middle man or an agent you do not trust.

6. Avoid preparing the Deed of the property if you are not a lawyer. A Deed is a legal instrument and must be prepared by a lawyer.

7. Avoid buying property out of pressure. Once the seller mounts pressure on you, there may be issūēs somewhere. Take your time before you purchase.

8. Avoid buying a property with only receipt of payment. Receipt only shows evidence of payment. It does not transfer ownership of the property to you.

9. Avoid assumptions in property dealings. Where things are not clear to you, involve a lawyer.

10. Never relax when someone trespassed into your property. Once someone is in your landed property ensure you act fast. Yes you may have the title documents to the property but sometimes it is not enough in such situations.

11. If you are buying as a couple, ensure your names are properly written on the document of the property. For instance, instead of Mr. and Mrs. John Eze. It should be written as Mr. John Eze and Mrs. Emmanuella Eze.

12. Avoid buying property that has "buyer's beware" wãrning written.

A single mistãke in a land or property transaction can cost you your money, your peace of mind, or even your ownership rights.

Before you buy, lease, rent, or invest in any landed property, make sure you are not making any of these costly mistãkes.

You know what shook me when I was Muslim?

The story of Hosea. God tells a prophet to marry a woman He knows will betray him.

She does. She runs to other men. She ends up enslaved, sold, used up, worthless to the world.

And God tells Hosea to go BUY HER BACK.

To pay money for his own wife who cheated on him, and love her again. Hosea 3.

I thought it was the most humiliating command in the Bible. Why would any man do that?

Then I realized I was the wife.

I gave my heart to everything but God. I chased other masters. I sold myself cheap. I made myself worthless.

And God looked at me, the betrayer, and didn’t say “you’re not worth it.”

He said, “Name the price. I’m buying her back.”

That’s the Gospel. God doesn’t wait for the unfaithful to come crawling back clean.

He pays to redeem them while they’re still dirty.

Islam told me to make myself worthy of God.

Hosea showed me a God who pays to redeem the unworthy.

The cross was Him naming the price.

Praise the Lord.
