@realEstateTrent When you look back aren't there at least a few you wish you kept? I like what you do but I would certainly start holding some in your own portfolio. I think you may be discounting the future value and how hard it might be to recreate your strategy 5-10 years from now.
@Erik_Robbins_@shawngorham Try to steal some from closets and other less visible areas. Replace those ones with new boards at 2.25". If you need longer or more pieces you can take from along a wall that way you can replace with 2.25"
@jamesonhaslam@ArtemTepler Great question. No specific budget but trying to get the best value. Is it possible to get something inline with pricing of say Trex if purchased direct from overseas?
@jamesonhaslam@ArtemTepler you had mentioned going direct to vendors in Indonesia and getting similar woods like Red Balau shipped in. thoughts on a good inexpensive wood that has the look of IPE and would hold up well in our Northeast climate? Also, any specific overseas vendors you could refer me to?
@3NDeveloper what do you think is going through the mind of the seller not to lower the price after 3 years on market? especially now knowing they are ecstatic to receive an offer 30 percent off ask.
@iononrecourse I'm with you and do the same in Philly. I try to invest even before the cafes arrive by tracking where the creatives are living/renting cheap studio space. Things don't move super fast here so you can often identify the neighborhoods but can be a long hold until really profitable
