๐ No Survey = You donโt properly know what youโre buying
๐ No Deed = The land is not legally yours
You need both to be safe.
In real estate, mistakes donโt cost small money they cost millions.
STOP confusing Survey Plan with Deed of Assignment โ
If youโre buying land and you donโt understand this, youโre taking a risk.
Let me break it down simply:
A Survey Plan shows you where the land is located.
It tells you the exact size, boundaries, and coordinates of that land
Think of it as the map of your property.
On the other hand
A Deed of Assignment shows who owns the land and transfers ownership to you.
It is the legal document that proves the seller has given you rights to that property.
So letโs make it very clear:
Many people celebrate buying land
Few people focus on possession.
The difference between the two factions determines whether your land becomes;
1. A peaceful investment
2. A future dispute in disguise
Don't just purchase. Possess!
WITHOUT PROPER POSSESSION
1. Boundary Dispute may surface
2. Encroach may occur
3. Legal ownership becomes harder to defend
Landed property becomes a secure asset only when it is duly defined and documented ๐
LAND POSSESSION
Possession establishes control over the land.
It usually involves:
1. Carrying out a "properโ land survey.
2. Ensuring the exact boundaries and coordinates are maintained.
3. Perfecting documentation title, i.e., Cofo, RofO, Governorโs Consent.
4. Land Fencing
LAND PURCHASE
This is what most buyers focus on;
It always involves:
1. Payment of Land
2. Receipt ๐งพ or Deed of Assignment
3. Allocation from the seller, developer or estate.
At this stage, the transaction is complete, but possession has not been established.
Purchasing Land is just the first step actually Possessing it makes it truly yours.
Many people buy land!
But until you take steps to secure and establish your possession, the land isn't fully yours yet. It's a journey of ownership that goes beyond just the purchase.
This week and year, we are introducing our construction officer and project administrator. Next month our engineer and town planner are starting. Folks, the future is Team @bridgegaprealty. this structure will be filled because of your support. We are building a solid team!
Last year, the real estate sector injected an impressive N41.3 trillion into Nigeria's economy.
Everywhere you look, houses, schools, shops, estates, cement, and land are actively contributing to wealth creation.
So, how can you get in on the action?
Could you give it a thought? Over 220 million Nigerians need roofs, schools, churches, offices, shops.
We already face a housing deficit of more than 20 million units.
When people can't stop needing it, money can't stop flowing through it.

The plan that works
1. Decide your path (agent, land banker, block maker, REIT investor).
2. Register with CAC (https://t.co/sqlFtDcMKi).
3. Build a trust brand - simple logo, WhatsApp updates, testimonies.
