I rented out my 2-bedroom apartment in 2022 for ₦450k because house rent in the area was still reasonable then. Fast forward to now, similar apartments on the same street are going for over ₦1.5M yearly.

The tenants are still paying the old rent, but the truth is everything has gone up now maintenance, security, repairs, and other expenses are becoming too much to handle. I’m thinking of increasing the rent to ₦1.3M once their tenancy ends, although I already know some people will see me as heartless for even considering it 😅

As a landlord, do I have the right to adjust the rent based on the current market value, or is that increase too much at once? What’s the best way to handle this without problems later?
