Good list! I’d also add that if you’re purchasing smaller parcels of land (eg. 2-20 acres)that are in an HOA, review the deed restrictions. You’d be surprised how strict some of the rural, large parcel developments can be.

Topography, trees, utilities, drainage, soil, and access all get a vote.

Historically, housing markets rarely hit this threshold. You’d have to rewind the clock to the post-GFC period (2009-2012) to see ‘fairly priced’ across various housing markets.
