Good list! I’d also add that if you’re purchasing smaller parcels of land (eg. 2-20 acres)that are in an HOA, review the deed restrictions. You’d be surprised how strict some of the rural, large parcel developments can be.

The cheapest lot is rarely the least expensive project.
Topography, trees, utilities, drainage, soil, and access all get a vote.
