Hey, I’m Daniel from Nigeria 🇳🇬
Grinding US real estate wholesaling in the afternoons, evenings and night: cold calls → motivated sellers → actual assignments
Real sessions, no guru cap — just the trenches
Testing the updated flow in my TX (3pm) and Oregon (5pm+) sessions later

Building the middleman skills one call at a time
#Wholesaling#ColdCalling
Key focus today: Shorter, less salesy openers and natural motivation questions (“because of (this) May I ask why you’re thinking about selling?”)
These small changes help people open up even on low-volume days
Quick script note before today’s sessions:
Nigeria evenings = strong US afternoon window for TX & Oregon leads
I’m reviewing my appointment setter script (opener + property condition + motivation questions + mortgage information questions) and making small tweaks based on psychology + real calls
Reality check from a Nigerian wholesaler grinding US deals:
I average only 10-12 dials per session
Why? Text first → property knowledge research → dial → detailed notes → CRM disposition. My device dies after 90mins - 150 mins and I refuse long midnight calls to protect my sanity😂 and 6hrs sleep🥲
Contrarian take, more people are rooting for you than you think. Your boss wants you to be a top performer. Your parents want you to look great as their legacy. Your partner wants you to be exceptional. Your friends want to be friends with a winner.
@alvin_hossain So it depends on if the seller reaches back to me before I follow up more
But I typically do 2 follow ups after my first initial outreach before moving leads to cold
80% of deals close between 5 and 12.
My 14-day sequence:
📞 Day 1: First call
📧 Day 2: Value email
📞 Day 4: Call again
💬 Day 7: LinkedIn touch
📞 Day 14: Final attempt
Stay consistent. Win more. 💪

Morning script teardown from Nigeria🇳🇬
Reviewing my Appointment Setter script before I call TX leads at 3pm WAT and Oregon leads at 5pm WAT
Here’s what I was using before vs the updated version I’m running now (tweaked after recent calls + some psychology research on building quick rapport)
Low volume grind means every script change gets tested immediately. This is how I’m sharpening my skills to turn calls into real appointments from Nigeria
Running this updated version in today’s TX + Oregon sessions.

Hey, I’m Daniel from Nigeria 🇳🇬
Grinding US real estate wholesaling in the afternoons, evenings and night: cold calls → motivated sellers → actual assignments
Real sessions, no guru cap — just the trenches
Current reality: Low volume but building the pipeline properly. Every “house sold” response becomes a lead gen opportunity
Protecting sleep > midnight burnout
This is how I’m transitioning from cold caller to actual wholesaler.
