Without some level of squatters rights the landlord would be able to eject you the second you are overdue rent. Even if the landlord is on vacation, and therefore unable to receive the cash you had ready on the exact day.

If they bred at rates like… humans, you would have a “bunny problem” in a single elven generation. (A child every 100 years and 2000 year life span means 20 generations alive)

The aromantic part is directly debunked when frieren actually realises that she were in love with Himmel.
So since elves DO exist, and DO reproduce sexually, they are in fact not ACE by default, and since she realises she has feelings for Himmel (over a hundred chapters after she made that statement) they aren’t ARO either.
What they are is biologically picky.
Elves live for thousandS (multiple thousand) of years. If they on average produce a child every 100 years, that’s still 20 in a 2 Millennium lifetime. (That is about half of the low range of bunnies)
Obviously Frieren wasn’t attracted to any of the 4-5 elves she has met in the last millennium. The biological scale she is calibrated for is picking a partner in a dating pool of 4-5 villages worth of elves, and she has a millennium to do it.
Frieren is FAR within what the striped flag waivers will call a “breeder” (someone who can have children, will have biological non-adopted children, sees at least some procreation aspects in what sex involves; you get the gist of it), but on elven time scales.
Her and Himmel’s interactions is (in elven time scales) less than 10 minutes into a 2-hour rom-com worth of interaction.
Also, Frieren is a single elf, she is not the keeper of elven history, she is an elf that has seen a maximum of 4-5 elves in the last millennium.
Her anecdote (and it is an anecdote, she has not hung out with an elf ever in that time, and that is in the HUMAN scale of “hanging out with”)
But, the claim is also objectively and mathematically untrue.
Proof: elves exist, they have varying ages.
Her comments about elves going extinct because of their low rate of reproduction also proves that they reproduce sexually.
Also, let us for a moment assume they just randomly spawn. If that was the case they would not face extinction. So that’s certainly not how they reproduce.

Democracy just means that the people somehow rules, usually by elections.
A parliamentary monarchy (with elections) is also a democracy.
The constitutional republic part is a particular implementation of a democracy. It is usually implemented to avoid «tyranny of the majority» scenarios, by limiting what can and cannot be done by elections.
Anyway, you could have a king in the executive branch, and it would still be a democracy if the legislative branch is elected.
Is it a better system? Perhaps not. It does stop blurring of the legislative and executive branches that some republics suffer from.
