What is the most Powerful Document in a Property Transaction that many Buyers Ignore?

Most people will say the Deed of Conveyance, Certificate of Occupancy (C of O) or even the Receipt.

Surprisingly, that's not the document I'm talking about.

One of the most powerful documents in a property transaction is the Contract of Sale.
Yet, many buyers completely ignore it.

Here's why that is d@ngerous.

Imagine you agree to buy a piece of land today. You pay part of the purchase price, while the balance will be paid later.

Without a properly drafted Contract of Sale, what exactly was agreed?

How much is the total purchase price?

How much has been paid already?

When is the balance due?

What happens if the buyer fails to pay on time?

Can the seller sell the land to someone else before full payment?

What happens if either party changes their mind?

These are questions that have landed many people in court.

A well-drafted Contract of Sale protects both the buyer and the seller. It clearly sets out the rights and obligations of each party before ownership is eventually transferred.

Many people are so eager to collect a receipt or photocopy of the title documents that they forget the document that governs the entire transaction from the beginning.

Don't make that mistake.

Before paying for land especially where payment will be made by instalments or where the transfer will not take place immediately ensure there is a properly drafted Contract of Sale.
It could save you years of litigation and millions of naira.

MIT filmed a calculus course in black and white decades ago and it still teaches better than most of what shipped this year. Almost nobody watches it.

This is Calculus Revisited, Unit 1, Lecture 1, taught by Herb Gross. Analytic geometry from the ground up, chalk on a board, 1 camera locked in place.

Gross built the course for adults returning to math after years away. No prerequisites assumed. Every idea earned in front of you instead of quoted from a textbook.

The opening move is simple division written on the board. From there he shows why coordinates work at all, the thing most courses skip and every student silently fakes.

Watch how slowly he goes. Each step spoken out loud, nothing left implicit, the pace of someone who expects you to actually follow.

A backend engineer I know rewatched Unit 1 twice before touching linear algebra and said it fixed a gap he'd carried for 12 years.

MIT put the whole course online free under Creative Commons.

Production value aged badly. The teaching didn't.

The Nigeria Civil Aviation Authority has contacted the airline and instructed them to provide compensation details to all the affected passengers tonight.

The aircraft suffered a technical fault and is currently grounded (AOG) in Abuja. Although they provided a rescue aircraft, it just could not operate because Calabar is a sunset airport.
